I hope that whoever buys this house appreciates the rink.  It was professionally built by Bry Sand Ice Arena Ltd (brysand.com) – these guys are the best at what they do.  The concrete pad was inspected and it is less than 2mm from being perfectly level.  I ran a 1 inch plumbing line out to the south side of the house so it can be flooded with high volume of water.  There is a switch so that you can flood with hot water as well.  The quality of ice that you can make very easily and quickly would rival an indoor arena.  The outdoor lighting is first rate.  You can easily access the rink from inside via the basement outside door.  There are two heavy duty hockey nets and basketball nets included.  There are lines painted for a pickleball court as well. 

The 2012 Massey Ferguson 24 hp diesel tractor and the attachments (snowblower, power broom, 50 in mower deck, and front loader) are negotiable.  It is the perfect acreage tractor for this size of property.  The tractor and accessories have been professionally maintained every spring and fall since new, most recently October 2024, at Agriterra in Sherwood Park.  Everything works well. 

The gym equipment and any specific furniture is negotiable as well.   Anything attached or built in is included.  Any TVs that are wall mounted are included, anything freestanding is not included.  The large tv in the sports bar is 104 inches, purchased in 2016. 

The Control4 system runs the whole house – lighting, blinds, audio/video.  It can be programmed to any scenario that you choose.  It runs from an app that you install on your phone or Ipad.  I can refer you to the company that maintains the system.  There is an 8 camera security system as well – although I rarely use it. 

I get water delivered every 14 days on a reoccurring schedule.  Cost is about $200 per month.  The cistern holds 2500 gallons of water. 

The metal toilet in the basement needs to be replaced.  I haven’t bothered because it makes more sense for the next owners to pick what they want.

Notes from the Owner

I bought this property in spring 2005.  The original house was built in 1990 and by about 2012, lots of little issues were coming up… plumbing, electrical, etc. I loved the location and property and decided that rebuilding on the same site was the best plan.  The access to shopping etc. on Wye Road as well as to the Henday and Whitemud, while still being private and quiet is unbeatable.  The daily drive by traffic consists of the 4 neighbors in the cul de sac.  Properties in this neighborhood do not turn over very often. 

In early 2013, I contracted Boss Design to design a new house on the existing foundation.  The plans are available.  The old house was torn down completely until only the foundation and some exterior walls on the main floor were left.   We even poured a new concrete floor in the basement so that we could put in all new in-floor heating.  The septic field was replaced – a state of the art 4 tank system. ($60k)  The cistern was cleaned and inspected and the pipes from the cistern to the house were replaced, but the cistern was kept as it was in excellent shape.  The area that is the four bay garage with the sports bar and gym above is all new – that was a complete new addition.  The fence and gate are new.  The driveway and all the landscaping are new.  The rink and boards are all new. 

Every aspect of plumbing, electrical, heating and cooling, structure, roof, interior and exterior, EVERYTHING… is new as of 2014/2015.  The project took nearly 20 months.  I moved back into the house in April of 2015.  This house was not built in 1990 – it was built in 2015. 

In total, I spent $3.7M on the new build in 14/15, about $3M on the house and about $700k on the rink, landscaping, driveway, gate and fence.  That doesn’t include the cost of the land.  I am building a house now, and I can say with utmost confidence that it would cost much more than that to build this house now.  The appliances alone would cost 150k to replace.  The bones of this house are extremely good.  I did not build it to sell it – I built it to live in for the long term.  I am only selling it because my children have moved away and it is much too large for two people.
